What is a condominium? A condominium is an individually-owned “unit” within a multi-unit residential complex and a share of group-owned “common areas.” The “unit” refers to the interior of the individually owned dwelling. The “common areas” are the remaining areas of the property including roofs and grounds.
Condominium residences typically are managed by a Homeowners’ Association that
oversees the property for a fee. These fees, called Homeowners’ Association Dues, are generally disbursed among all
residents on a monthly basis and can vary depending upon the square footage of
each condominium or the percentage of common ownership. Homeowners’ Association
members can vote to raise or lower assessments as needed to safely and
satisfactorily maintain the entire property on residents’ behalf. Condominium owners pay their own mortgages, property taxes and utilities plus the monthly Homeowners’ Association Dues that cover repair and insurance of the common areas.
